“When I called Billie Jo to tell her that I was selling the house that she had helped me find just a couple of years earlier, I am sure she thought to herself, "Oh no, not her again!!" She came to the house to look it over to give me her professional opinion on pricing the home and what I needed to do to optimize the sale. She gave me my own list of things that I needed to do to improve my chances of selling fast and getting our asking price for the home. I did it and would recommend to all that when your Realtor tells you to declutter, clean it up, and whatever they may recommend, JUST DO IT!!! It was very close to Christmas when we put the house on the market. I had it all gussied up for Christmas when Billie Jo and her assistant, Tammy, came to take pictures for the listing. She then told me that she was going to take a look at her numbers again because she felt they needed to be adjusted, in my favor. As a realtor in another state, I can tell you never be afraid to list your home around the holidays, it is a fantastic time to list and get a contract. I have seen it happen to others and it happened to us. We got showings and we got offers the week of Christmas. We were lucky enough to not only get asking price but above asking price. Billie handled the sale of the old home and helped us find our new home. She is amazing!!! If I decide to sell again, I will once again call on Billie Jo to handle the deal again because I have complete faith in her knowledge, abilities and professionalism.”

“Billie Jo goes above and beyond for all of her customers. It amazes me how she is able to do what she does, but she just does. We had a contract on our last home right after Christmas of 2020 but had not found a new home yet, since a purchase would have to be contingent on the selling of that home. We had to find one and find it fast. She not only helped us to find one but made sure we were able to get into it in a timely manner to line up with the sale of our previous home. We found one and miraculously she was able get it done. She not only did her work but also had to give a helping hand to the seller's agent since he was relatively new to real estate. Better to give that helping hand and make sure that all the I's are dotted and all the T's are crosses. She is a real estate super agent!!! I would not only use her services again in the future but wholeheartedly recommend her to friends, family, or anybody looking for a top notch Realtor.”

“We were selling in the sellers market of 2021. There was a lot of temptation to shoot the moon but she helped us stay grounded and came up with an essentially perfect sales price point after doing her process for that. Had plenty of prospective buyers but getting a dozen offers of asking price means you probably priced it too low. Obviously getting no offers means you priced it too high. The perfect price point is 1-2 offers and a bunch of people who saw it and said no thank you at that price. We hit that perfectly on the nose with her experienced sales proposal which I wouldn’t have been able to come up with on my own.”

“Our house buying journey was last minute and quiet an adventure. We initially found a house and after a few mishaps, realized that wasn’t the house for us. “I purchased this property sight unseen , I only had the pictures from the listing to go buy. My wife and I live in Alaska making that trip to look at the house was just not possible at the time. My wife and I really liked what we could see from the pictures. Then Billie Guthrie came into our life, I knew while talking with Billie she was the right agent for me. Billie Guthrie made this whole process seamless of our purchase of our new home in beautiful Johnson Tennessee. Because we could not physically be there Billie was my eyes she took the time to visit the property called me during her inspection of the inside and outside of the home and property. Billie verified the home and property was very much what the pictures showed. Billie Guthrie put me in touch with all the rite people from our mortgage company to our home insurance company. Billie never missed a beat she was always on top of everything. I work away from home and away for two weeks a month much of the purchase of our new home had to be done while I was at work Billie Guthrie kept me up to date every step of the way.
